There are so many new vacation rental developments in Branson, and we are loving it! One that we are super excited about is Cottonwood. Brad Moncado, the developer at Cottonwood, relocated to Branson from Springfield to be a home builder in the area. When he moved to town, he was introduced to Tracey and quickly got into nightly rentals through his connection with her. (If you know Tracey at all, you can understand how easily that can happen!)
Now, years later, Brad is still both a developer and a vacation rental investor. Brad is continually looking into how he can maximize his cash flow so when he found the properties at Cottonwood, he knew he wanted to establish another vacation rental home for himself there. Cottonwood is in the heart of Branson just minutes away from shows, a waterpark, and other attractions, but it is also tucked back into trees so it has a sense of seclusion. It has the perfect blend of location and privacy!
We want to make sure to touch on a couple of the features that make Cottonwood different from other developments in the area. Most of the homes are IFC homes, which stands for Insulated Concrete Form. ICFs are, simply put, two insulated materials connected in the middle that fit together with other IFC pieces to create the desired structure, kind of like putting together Legos. These forms are then filled with concrete. Homes and businesses built using ICFs are extremely energy efficient and soundproof! Many of the homes in Cottonwood have also been built using spray foam, metal roofing, and Diamond Kote® smart siding. These homes were designed and built to be low maintenance! There is also plenty of parking to accommodate large groups.
Brad owns an 8 bed, 8 bath home in the development. The very day the permit was approved for the house was the day Branson began to shut down because of COVID. Once the shutdown happened, Brad only had one booking on the calendar. Now, just months later, his calendar has filled back up! As a new rental property with minimal reviews, he has already earned up to $1,395 a night. Not too bad for a rental home that’s just getting started . . . and during a pandemic at that! His home was also showcased in the March edition of 417 Magazine for being an “energy-efficient fortress!”
